Stays start from 1 week. Each landlord sets their own minimum and maximum for their property, so some listings ask for longer — the minimum for a given property is shown on its listing page and enforced when you pick your dates. Most bookings on EzyFlats run 1–12 weeks. You can also request an extension from your booking dashboard once you're settled in.

EzyFlats offers verified users, secure digital payments, automated rental agreements, transparent pricing, and streamlined booking versus traditional methods. We handle the entire process digitally, making it faster and more convenient.

Identity verification for all users, trust-held payments until move-in confirmation, legally binding agreements, and Stripe payment processing provide security. Every user and listing is verified before any transaction can occur.

The $350 isn't a transaction cost — it's complete protection. It covers ID verification for both parties, generation of the rental agreement applicable to your booking (a Residential Tenancy Agreement for South Australian Properties; for Properties outside South Australia, a short-stay accommodation agreement for stays up to 12 weeks or a state-compliant Residential Tenancy Agreement generated through our Digital Document Service for longer stays), payment escrow, security deposit handling, and Move-In Guarantee coverage. For Properties in South Australia, this also includes bond lodgement with Consumer and Business Services (CBS). One fee. No ongoing charges. No tenant commission. Landlords pay 7% of rent separately.

Compared with short-stay platforms, EzyFlats includes verified identity for both parties, escrowed payments, structured rental agreements, security deposit handling, and the Move-In Guarantee. In South Australia, where we hold a real estate agency licence (RLA 346573), we additionally provide full residential tenancy services including bond lodgement with CBS. Outside South Australia we also generate state-compliant Residential Tenancy Agreements through our Digital Document Service for stays longer than 12 weeks.

How your booking is protected depends on the location of the Property. For Properties in South Australia, every booking generates a Residential Tenancy Agreement compliant with the Residential Tenancies Act 1995 (SA), with the bond lodged with CBS and disputes available through SACAT. For Properties outside South Australia, a booking of 12 weeks or less generates a short-stay accommodation agreement between the host and renter, with the security deposit held by EzyFlats and disputes available through the courts; a booking longer than 12 weeks generates a state-compliant Residential Tenancy Agreement through our Digital Document Service, with the landlord as principal lodging the bond with the state Bond Authority and disputes available through that state's tenancy tribunal. Across every type of booking, the Move-In Guarantee, identity verification, and escrowed first week's rent apply equally.

EzyFlats is a licensed real estate agency in South Australia under the Land Agents Act 1994 (SA), licence number RLA 346573. The licence governs our activities in South Australia, where we provide full residential tenancy services. For Properties outside South Australia, EzyFlats operates as a booking platform facilitating short-stay accommodation arrangements between hosts and renters, and as a Digital Document Service generating state-compliant Residential Tenancy Agreements for stays longer than 12 weeks — the landlord remains the principal to that agreement. In either case we don't perform residential tenancy agent functions in those states. Across the platform, we comply with the Australian Consumer Law and the Privacy Act 1988 (Cth).
