It covers the entire stack a self-managing landlord would otherwise pay for separately: renter background and reference checks, state-compliant rental agreement drafting (residential tenancy agreement in SA; for non-SA properties either a state-compliant RTA via our Digital Document Service or a short-stay rental agreement), multi-party e-signing, digital condition reports, and security deposit handling (lodged with CBS in SA; lodged by the landlord with the state Bond Authority for non-SA RTAs; held safely by EzyFlats for non-SA short-stay). Most landlords pay $400–$800 a year for these tools individually plus the agent commission on top. We bundle them and only charge on rent collected.

On day 3 after move-in. The tenant pays the first week's rent into Stripe Trust on approval. We hold it there for 3 days post-move-in so the tenant has a brief window to confirm the property matches the listing — that's the Move-In Guarantee. After 3 days, funds release directly to your nominated bank account.

It depends on the booking pathway. For SA properties, our team manually lodges the bond with Consumer and Business Services (CBS) within the 4-week registered-agent deadline (the SA cap is 4 weeks rent up to $800/week, 6 weeks above $800/week) and returns the reference number to your dashboard, linked to the rental agreement and condition report. For non-SA RTA bookings (our Digital Document Service), you (the landlord) lodge the bond directly with the relevant state Bond Authority — NSW Fair Trading Rental Bonds Online, the Residential Tenancies Bond Authority (Vic), the Residential Tenancies Authority (Qld), and equivalents — within the statutory deadline; EzyFlats provides the document service, not bond-lodgement, outside SA. For non-SA short-stay bookings, no bond is lodged with a state authority — the security deposit is held safely by EzyFlats under our short-stay rental terms and refunded after move-out, subject to any agreed deductions. You set the deposit amount when listing in all three cases.

Each report is timestamped, photo-documented per item, dual-rated (condition AND cleanliness), and SHA-256 hashed on submit. The hash makes the document tamper-evident — any edit changes the hash and breaks the chain of custody. Hash-verified PDFs are admissible evidence in Australian courts and tribunals on the same basis as any other digital document. Note: EzyFlats does not represent either party at tribunal; each party is responsible for arranging their own representation.

Yes. Add your Airbnb iCal feed URL when you list and we sync calendar events both ways, so a booking on either platform blocks the dates on the other. Useful if you run mixed short-stay / medium-stay strategies on the same property.

Yes. We have a "bring your own tenant" flow that skips the discovery and application steps but still gives you the lease engine, e-signing, condition reports, and bond lodgement. Useful for landlords transitioning off another platform or formalising a private agreement.

In SA we provide full residential tenancy services as a licensed real estate agency — including residential tenancy agreement preparation and bond lodgement with Consumer and Business Services. In the other five states EzyFlats is not a licensed real estate agency and does not lodge bonds; instead you choose between two pathways: a state-compliant Residential Tenancy Agreement generated via our Digital Document Service (you remain the principal and lodge the bond with your state Bond Authority yourself), or a short-stay rental agreement under EzyFlats terms (deposit held safely by EzyFlats). NT and ACT are on the roadmap.
