How long is the commute at 8am, not at noon?
Map distance is close to meaningless in Sydney and Melbourne. Check the trip at the hour you will actually make it.
Can the term be extended?
Relocations slip — visas, settlement dates, start dates. Confirm the host can extend before you book, not six weeks in.
What is genuinely included in the weekly rate?
Furniture, electricity, gas, water and Wi-Fi should all be in it. Connecting utilities from overseas is its own small nightmare.
Does the term end cleanly?
No automatic rollover and no break fee, so the end date is a date rather than a negotiation.
Where does the shipment go?
If a container is following you, check whether there is somewhere to put it — or plan for storage until you sign a longer lease.

What it costs, and who usually pays

Medium-term rentals are priced per week, all-in, rather than per night. Over a relocation that usually runs one to six months, that is the difference that matters: a serviced apartment priced for a fortnight becomes very expensive across four months, and the cleaning and service fees on a short-stay platform stack on top of the nightly rate.
