Renovations run over. Not sometimes — routinely. Approvals, weather, a wall that was not where the plans said, a trade who does not show. The eight-week kitchen becomes fourteen, and the plan to live in the house while it happens stops being liveable somewhere around the second week without a functioning bathroom.
A medium-term rental gives you somewhere furnished for the duration, with the freedom to extend when the build slips. You are not breaking a twelve-month lease when the certificate finally comes through, and you are not paying nightly rates for three months.
Bills, furniture and Wi-Fi are included, so your own furniture can stay wrapped and stored until the site is clear.
Why this is hard to solve

How it usually goes
Four steps, in the order they actually happen.
Get the programme, not the promise
Ask the builder for a written programme with the trade sequence on it. The number in the quote and the number on the programme are often different, and the programme is the honest one.
Book the programme plus a buffer
Take the term the build actually needs with a few weeks in hand. Almost nobody regrets the buffer.
Extend on the variations
A variation adds time as well as cost. Extending the stay is agreed with the host rather than renegotiated as a new lease.
Move back once, properly
Come home when the work is signed off and the dust has been cleaned, not the week the trades are still finishing off.

What to check before you book
Worth asking of any home you are considering, here or anywhere else.
- How close is it to the site?
- You will be there constantly — selections, site meetings, letting trades in. Twenty minutes each way, five days a week, adds up across a twelve-week build.
- Where does the furniture go?
- Storage for a full household costs real money per month. Factor it in when you compare a furnished rental against an unfurnished one.
- Is there parking for a trailer or a ute?
- Worth checking if you are carting materials or doing part of the work yourself.
- Can the term be extended?
- Very few renovations finish on the original date. Confirm the host can go longer before you book.
- Does the rate include the bills?
- Connecting and disconnecting utilities for a three-month stay is a lot of admin for no benefit.
What it costs, and who usually pays
The comparison worth doing is against the alternative you would otherwise take. A nightly rate is reasonable for a fortnight and punishing across a full build: at twelve to twenty weeks, a weekly all-in rate on a whole house is usually a different order of cost to a serviced apartment, before the cleaning and service fees a short-stay platform adds on top.
