Every host on EzyFlats passes government ID verification through Stripe before they can list a property. Every renter passes ID, income, and reference checks before they can apply. No anonymous profiles. No unverified strangers.

Unlike Gumtree or Facebook Marketplace, you're never sending money to someone whose identity hasn't been confirmed by a licensed real estate agency.

Your money doesn't move until you do

When you book, your first week's rent is held in Stripe escrow — a secure holding account, not the host's bank account. The money only releases to the host after you move in and confirm the property matches the listing.

If something isn't right, contact us within 48 hours of your move-in date. We'll hold the payment and investigate.

Your security deposit is protected by law, not by a promise

Your security deposit isn't held by the host. It's held safely in accordance with the law that applies in your state.

This means your security deposit is legally protected. If there's a dispute at the end of your rental, the funds are held until both parties agree or a tribunal decides. No host can simply keep your money.

Your rental agreement is real. Not a template from Google.

Every booking generates a real, legally binding rental agreement. For SA properties this is a Residential Tenancy Agreement under our licensed real estate agency (RLA 346573) — the same document used in every traditional SA rental. For properties in other states, you choose either a state-compliant Residential Tenancy Agreement generated via our Digital Document Service (you remain the principal), or a short-stay rental agreement issued under EzyFlats terms between you and the host.

Either way, it’s a proper signed agreement — not a generic PDF off the internet.

If the listing lied, you get your money back

This is the core of the Move-In Guarantee. Your first week's rent is held in escrow until you've seen the property for yourself. If it doesn't match the listing — missing bedrooms, absent furniture or appliances, undisclosed safety issues — you have 48 hours from move-in to raise a dispute and get a full refund of your first week's rent and service fee.

If the listing was genuinely misleading, we issue a full refund of your first week's rent and the service fee. You're never stuck paying for something that wasn't what you were promised.

You find a listing and apply

Browse verified listings with real photos and transparent pricing. When you find one, apply with your verified ID, income proof, and references. No money charged yet.

Host reviews and accepts

The host sees your verified profile and references. They accept, decline, or ask questions through secure messaging. Still no money charged.

You sign the rental agreement and pay

A rental agreement is generated — a Residential Tenancy Agreement for SA properties, or for other states either a state-compliant RTA via our Digital Document Service or a short-stay rental agreement. You sign digitally, pay your first week's rent + security deposit + $350 service fee. Your rent goes into Stripe escrow. Your security deposit is handled per pathway (lodged with CBS for SA; lodged with the state Bond Authority by the landlord for non-SA RTAs; held by EzyFlats for short-stay). Neither goes to the host yet.

You move in and inspect

Collect your keys and check the property against the listing. Does it match the photos, description, and furniture? If yes, confirm your move-in and rent releases to the host. If no, raise a dispute within 48 hours.

Guaranteed outcome

If the property matches: Rent releases to the host. You're home. Ongoing rent is paid automatically via Stripe each week.

If the listing was misleading: We hold the payment, investigate, and issue a full refund of your first week's rent and the service fee if the claim is valid.

FAQ

Common Questions

Is the $350 service fee refundable?

Yes, if the Move-In Guarantee is triggered. If the property is materially different from the listing and you raise a valid dispute within 48 hours of your move-in date, we refund your first week's rent and the service fee. If you cancel before signing a lease, full refund. Once you've moved in and confirmed the property matches, the fee is non-refundable as the services have been delivered.

What counts as "materially different" from the listing?

Material differences include: missing furniture or appliances that were shown in the listing, significantly different room layouts from what was photographed, undisclosed damage or safety issues, or amenities listed but not available (e.g., parking, laundry, air conditioning). Normal wear and tear, minor cosmetic differences, or changes to the surrounding neighbourhood are not considered material differences.

How long do I have to raise a dispute after moving in?

You have 48 hours from your official move-in date to raise a dispute through your EzyFlats dashboard or by contacting our support team. After 48 hours, your first week's rent is released to the host and the Move-In Guarantee period ends. Ongoing rental disputes after this period are handled through your state's rental dispute resolution process.

Where is my security deposit held?

Your security deposit is held safely in accordance with the law that applies in your state. Your security deposit is never held by the host. At the end of your rental, it's returned according to applicable law, just like any traditional rental.

What happens if the host cancels my booking?

If a host cancels after you've signed the rental agreement, the Move-In Guarantee kicks in. We'll refund your first week's rent and the service fee, and our team will help you find an alternative property. Because all payments are held in escrow until move-in, your money is never at risk from a cancellation.

Why do I need to pay the $350?

The $350 is the one-time fee for the EzyFlats Move-In Guarantee — a renter protection service you choose to purchase when renting through us. It funds: government ID verification for both parties, generation of your rental agreement (a Residential Tenancy Agreement for SA properties, or for other states a state-compliant RTA via our Digital Document Service or a short-stay rental agreement), secure security deposit handling, and the Stripe escrow service that holds your rent until move-in is confirmed. It is a fee for the services we provide to you as renter, not a charge for the rental itself, and there are no hidden charges or ongoing fees.

Why pay if I've viewed the property?

Even if you've seen the property, the $350 covers protections that apply throughout the entire transaction — not just at move-in. Your first week's rent is held in Stripe escrow and never goes to the host until you confirm. The host is identity-verified through Stripe before they can list. Your rental agreement is generated by a licensed agency with regulatory accountability. And if anything changes between viewing and move-in — the property isn't ready, the host cancels, it's still occupied — the guarantee covers you in full. You're not paying for the inspection. You're paying for everything that protects your money between now and the day you get your keys.

How is this different from a traditional real estate agent?

Traditional agents charge hosts 8–10% ongoing commission, which typically flows through to higher rent. EzyFlats charges hosts 7% commission and renters a one-time $350 service fee for the Move-In Guarantee protection package. For SA properties, EzyFlats is a licensed real estate agency (RLA 346573) subject to the same regulatory obligations as any traditional SA agent — you receive the same legal protections (Residential Tenancy Agreement, bond lodged with CBS) plus Stripe payment escrow, the Move-In Guarantee, and triple identity verification. For properties in other states, EzyFlats is not a real estate agent — instead you choose between a state-compliant Residential Tenancy Agreement generated via our Digital Document Service (you remain the principal and lodge the bond with your state Bond Authority), or a short-stay rental agreement with the deposit held safely by EzyFlats. In all cases you get the same Stripe escrow, Move-In Guarantee, and verification stack.
