It depends on the state. In South Australia, EzyFlats holds a real estate agency licence (RLA 346573) and lodges your bond with the government bond authority — you get your bond reference directly from them. In every other state, furnished stays run as short-stay agreements that are exempt from the Residential Tenancies Act, so instead of a government-lodged bond you pay a security deposit that EzyFlats holds securely and returns after move-out, less any agreed deductions. Either way, your rent is only released to the owner once you confirm the place matches — that's the Move-In Guarantee.

EzyFlats is medium-term only (1–24 months): a flat $350 service fee instead of escalating nightly cleaning levies, all bills and furniture included, ID-verified hosts, and a Move-In Guarantee that holds your rent until you confirm the place matches. In South Australia, stays run on a full Residential Tenancy Agreement with a government-lodged bond.

In practice, "unit" usually means a lower-rise building (1-3 storeys) without the extensive amenities of a high-rise. You might not get a pool or concierge, but you will pay less per week for a comparable location.
