Ask a landlord what worries them most about letting a furnished home to someone they've never met, and the answer is usually the same: how and when do I actually get paid? It's a fair question. Here is how it works on EzyFlats, from the day a renter books to the last fortnight of their stay.

Before anyone moves in: your payment setup

When you join as a landlord, you connect a payment account through Stripe, the payment provider EzyFlats uses for every transaction on the platform. You enter your bank details once, and Stripe checks them as part of confirming you are who you say you are. It's a short step that happens before your property details are finished.

It does two jobs. It gives rent a safe, traceable route to your bank account. It also means the person on the other side of the booking knows the landlord has been verified too.

The first week: held, then released

When a renter's application is accepted, they pay the first week's rent up front, along with EzyFlats' one-off $350 service fee. That first week's rent isn't sent straight to you. It sits in a secure holding account with Stripe and is released to you three days after the renter moves in.

The pause is there for the renter's protection. EzyFlats' Move-In Guarantee means that if the property materially doesn't match its listing, the renter gets their first week's rent and the service fee back. For landlords the practical lesson is simple: photos, descriptions and inclusions should match what the renter will find at the door. If they do, the hold passes without drama and the funds are released.

After that: automatic, every fortnight

Once the renter has moved in, rent is collected automatically every fortnight through Stripe for the length of the stay. There are no invoices to send and no reminders to write. You don't have to chase anyone, and you don't have to remember a payment date.

EzyFlats takes a 7% commission from each rent payment, and the rest goes to you. As an illustration only, if the rent is $500 a week, a fortnight's collection is $1,000. The commission is $70, and $930 goes to you. When you set your advertised rate, work backwards from the amount you want to receive after commission.

There is no listing fee, and no booking fee for landlords. The commission is the only cost on your side.

What if a payment doesn't go through?

It happens, and most of the time it's mundane. A card has expired, or the account was a little short that day. It's rarely deliberate.

When a fortnightly payment fails, EzyFlats is notified straight away and gets in touch with the renter, with a friendly reminder to check their account has enough funds. The payment method is then tried again. Most failed payments are fixed at this stage.

If the payment still isn't resolved, EzyFlats escalates it internally and keeps you informed, rather than leaving you to find out later. Handling that conversation is part of the platform's job, not yours.

One point of honesty: EzyFlats doesn't guarantee rent. Verification, automatic collection and prompt follow-up reduce the chance of a problem and the time it takes to resolve one, but they don't remove the risk completely, and we won't pretend otherwise.

What you actually need to do

Very little, and that's the point. Once you've connected your payment account and the renter has moved in, the day-to-day is automatic. You'll want to:

  • Keep your listing accurate, so the first-week hold clears smoothly.

  • Check that your payment details stay up to date.

  • Tell us early if anything about the stay changes, such as an extension or an early move-out.
