One fee, charged on stays of 90 nights or less — a longer stay is a residential tenancy and carries no service fee at all. Complete protection from booking to move-in. It covers ID verification, rental agreement generation (a Residential Tenancy Agreement for SA properties, or for other states a state-compliant RTA via our Digital Document Service or a short-stay rental agreement), payment escrow, security deposit handling, and Move-In Guarantee protection. No ongoing fees. No hidden charges. No commission for renters.

Identity verification is usually instant via Stripe. Document review (income, address, references) takes 1-2 business days. Complete verification before booking to speed up approval.

Yes. Messaging unlocks the moment you submit a booking request — no payment required. You can chat with the landlord throughout the request, approval, and payment process. The $350 service fee only becomes due once the landlord approves your booking.

Bank account (direct debit) is preferred with limited fees. Credit and debit cards are also accepted but incur processing fees. All payments are securely processed via Stripe.

You'll receive the exact property address and move-in instructions. The host coordinates key handover. Your security deposit is held safely and refunded after move-out, subject to any agreed deductions for damage or cleaning.
