Docklands is Melbourne's youngest and most controversial suburb — a 200-hectare waterfront precinct on the western edge of the CBD that was largely built between 2000 and 2020 on former industrial land. The result is a suburb of high-rise apartments, modern commercial towers (NAB, ANZ, Channel 9, Bendigo Bank), Marvel Stadium (home to half the AFL), and a long waterfront promenade — but with a long-running reputation for feeling underpopulated and over-architected. The post-2018 push to add residential density and ground-floor retail has shifted that perception, but the suburb still reads more 'corporate-modern' than 'organic urban'. Renter demographics tilt heavily corporate and inbound-international: senior professionals at the NAB, ANZ and Channel 9 head offices, sports and event-industry workers connected to Marvel Stadium and Etihad/Marvel Arena, and a substantial population of inbound international relocators (especially from China and India) drawn by the new-build apartment stock and the proximity to Southern Cross Station. Housing stock is overwhelmingly post-2005 high-rise apartments — most furnished rentals here are in modern buildings with concierge, gym and pool. Walk Score in the core is high. Southern Cross Station (V/Line, suburban and country trains) is at the eastern edge. Trams 11, 30, 35, 48, 70, 86 all reach Docklands. Typical furnished tenants are corporate transferees from the major banks, sports and event-industry workers, Asian and Indian inbound relocators preferring modern apartment stock, and short-stay corporate guests connected to events at Marvel Stadium and the Convention Centre. Adjacent precincts include Southbank (more cultural, closer to Arts Centre) and West Melbourne (cheaper, more industrial-converted character).
